Living in North Ogden, Utah: A Local's Guide for Homebuyers
North Ogden sits right at the foot of Ben Lomond Peak, the mountain you can see from almost anywhere in northern Weber County. It's a city of about 22,000 people with a small-town feel, big mountain views, and a summer celebration locals plan their year around. If you're thinking about buying here, this guide covers what it's really like to live in North Ogden: homes, prices, schools, commutes, and the things locals love.
A Little North Ogden History
North Ogden was settled in 1850, making it one of the oldest communities in the area. Its orchard roots still show up every summer at Cherry Days, a North Ogden tradition since the 1930s. And some things haven't changed in decades: locals have been lining up at Kirt's Drive-In since 1973.
Housing Prices & Cost of Living
Most North Ogden homes sell between the mid-$400Ks and about $800K, with a typical home in the low-to-mid $500Ks. Larger homes higher on the hillside can go well above that, which is why the average sale price runs higher than the typical one. Prices change with the market, so I'm always happy to pull current numbers for the kind of home you want.
Where to Look in North Ogden
Established Neighborhoods
Much of North Ogden is made up of well-kept ramblers and split-levels on mature, tree-lined streets. These are often a great fit for first-time buyers and downsizers who want a yard without new-construction prices.
Jordyn Park (New Construction)
Hamlet Homes' Jordyn Park offers newer homes for growing families and move-up buyers who want modern floor plans.
Homes Near the Mountain
The closer you get to Ben Lomond, the bigger the views, and often the lots. These homes put you minutes from the trails.
Schools
North Ogden is part of Weber School District. Students attend Bates, Green Acres, Majestic or North Ogden Elementary; North Ogden or Orion Junior High; and Weber High School. Bates and Majestic also offer Chinese and Spanish dual language immersion programs. For the full rundown, see my guide to the Best Schools in North Ogden, Utah.
Commuting from North Ogden
Washington Boulevard (SR-235) runs right through town and connects you south into Ogden. From North Ogden, it's about:
- 10 to 15 minutes to downtown Ogden
- 30 minutes to Hill Air Force Base
- 50 minutes to Salt Lake City
Outdoor Recreation & Community Events
This is where North Ogden really shines.
- Trails: The North Ogden Divide road climbs east toward Ogden Valley and connects to the Northern Skyline Trail, and Ben Lomond is right out your back door.
- Parks: Families spread out at North Ogden Park, catch a show at Barker Park's amphitheater, and play pickleball at Lomond View Park.
- Summer fun: Kids cool off at the North Shore Aquatic Center, with a water slide and a lazy river.
- Cherry Days: Every summer the whole city comes out for parades, a 5K, a car show, and a free rodeo.
