Living in Pleasant View, Utah: A Local's Guide for Homebuyers
Pleasant View sits at the northern edge of Weber County, right beneath Ben Lomond Peak, between Farr West and North Ogden. Its motto is "A treasure in Ben Lomond's shadow," and once you see the mountain from a backyard here, you'll understand why. If you're thinking about moving to Pleasant View, Utah, here's what to know about homes, neighborhoods, schools, commuting and getting outside.
A Little Pleasant View History
Pleasant View was settled in 1850 and went by names like "Hot Springs District" and "Stringtown" before it got its current name in 1882. In the 1880s, the natural hot springs in the northwest corner of town drew visitors to the Utah Hot Springs Resort. The city incorporated in 1945, grew quickly from the 1960s through the 1980s, and had about 11,000 residents in the 2020 Census.
Housing Prices & Cost of Living
Pleasant View homes lean toward larger lots and more space than you'll find in much of the Wasatch Front. You'll see established family homes on roomy lots alongside semi-custom new construction.
Most Pleasant View homes sell in the $550,000 to $850,000 range, and new semi-custom homes in Weber View start in the mid-$800,000s. Luxury homes with big lots and mountain views can go well above that. Because Pleasant View is small, the monthly median moves a lot from one month to the next, so I always pull fresh numbers for the exact home and street you're considering.
Like most of Northern Utah, Pleasant View's cost of living comes mostly from housing. What you get for that is space: bigger lots and a small-town pace close to Ogden.
Best Neighborhoods in Pleasant View
Pleasant View is small enough that buyers usually choose by the kind of home and lot they want rather than by a named subdivision. Here's how I break it down.
Weber View (New Construction)
Ivory Homes' Weber View sits near the North Ogden border, around 3100 North. It offers semi-custom floor plans on half-acre homesites with mountain views, and it's a strong fit for move-up and luxury buyers who want something new.
Established Neighborhoods Near Weber High and Barker Park
Around City Hall, Barker Park and Weber High School, you'll find established family homes within a short trip of schools, parks and city events.
Foothill Homes Under Ben Lomond
On the east side of town, closer to the mountain, homes sit near the Bonneville Shoreline Trail.
Schools
Pleasant View is served by Weber School District. Most of the city attends Lomond View or Orchard Springs Elementary, Orion Junior High and Weber High School, which is right here in town. Part of southwest Pleasant View attends Fremont High instead. Boundaries can split neighborhoods, so check each address.
For every school, its grade levels and address, plus how to check boundaries and use open enrollment, read my Best Schools in Pleasant View, Utah: A Parent's Guide for Families.
Commuting from Pleasant View
Pleasant View has easy access to both I-15, via the 2700 North exit, and US-89, which runs right through town. Typical drive times:
- Downtown Ogden: about 15 minutes
- Hill Air Force Base: about 30 minutes
- Salt Lake City: about 45 minutes
Pleasant View had its own FrontRunner stop until 2018. Today, commuters who ride the train usually catch it at Ogden Station.
Outdoor Recreation & Community Events
Getting outside is a big part of life here.
- Bonneville Shoreline Trail: a 4.6-mile section runs along the foothills between Pleasant View and the North Ogden Divide. It's popular with hikers and mountain bikers and has views across the valley to the Great Salt Lake.
- Barker Park: next to City Hall on Elberta Drive, with a reservable bowery. It hosts the city's summer Food Truck Giddy-Up nights and Pumpkin Palooza in October.
- Pleasant View Park: on Pleasant View Drive, home to Movies in the Park and the spring Easter Candy Grab.
- Shady Lane Park and Wadman Nature Park: two more city parks, each with a bowery you can reserve for family gatherings.
- Ben Lomond Peak: the mountain that defines the skyline. The Ogden Valley's ski resorts are a short drive away.
Every June, the town turns out for Founders Day, with a parade, 5K fun run, kids' bike parade, car show, and volleyball and pickleball tournaments.
